A carefully calibrated next stage of a consented residential conversion, focused on improving buildability and architectural coherence while retaining the defining character of the approved scheme.

Waterside and Riverview House occupies an island site between the River Colne and the Grand Union Canal on the edge of Uxbridge town centre. The commission builds on an existing prior approval, with the client seeking to strengthen the technical resilience and clarity of the scheme as it moves toward delivery. The scope required refinement without altering the approved number or mix of homes, or reopening established planning parameters .

TPM Studio’s work centres on the rationalisation of structure, building services and apartment typologies to support efficient construction and long-term performance. Internal arrangements were refined to improve coordination and consistency across the building while maintaining compliance with space, daylight and access standards. The external expression has been carefully evolved, retaining the defining white brick grid and punctured apertures, set against the established horizontal and vertical banding, to reinforce the clarity of the original architectural idea at roof level.

The resulting proposals deliver a more robust and buildable scheme without compromising the consented design intent. By consolidating structural and servicing strategies and sharpening the architectural language, the project reduces delivery risk and provides a clear route from planning to construction within a sensitive canal-side context.
