Transformation of a constrained brownfield site into a compact residential development delivering dual-aspect homes with rear deck access.

The project centres on the redevelopment of a former garage site in Aylesbury, reimagining a previously developed commercial plot as a well-considered residential environment. Surrounded by existing housing, a primary road, a public car park and a forthcoming residential scheme, the site presented a tightly constrained context. The brief was to deliver affordable homes that respond to identified local housing needs while establishing a positive relationship with the surrounding urban fabric.

TPM Studio developed a design approach that carefully calibrates typology, scale and massing to address the site’s limitations while maintaining good residential quality. The scheme introduces a mix of one, two and three-bedroom apartments organised as dual-aspect homes to maximise daylight and outlook. A rear deck access strategy provides efficient circulation while maintaining privacy and activation along the internal elevation. The layout responds to rights to light, overlooking and neighbouring amenity, with the building form arranged to mediate between adjacent housing and surrounding infrastructure.

The proposals demonstrate how a constrained urban site can support high-quality affordable housing through thoughtful planning and efficient circulation. By combining dual-aspect apartments with deck access and a carefully balanced massing strategy, the scheme delivers a robust residential model that supports both spatial quality and affordability.
